Quitclaim Deed (QCD) — Why It Still Matters

Many people assume a Quitclaim Deed isn’t necessary if their former spouse “was never on the deed.” That assumption often causes problems later.

Common misunderstanding:
“If my ex isn’t on the deed, I’m fine.”

In divorce situations, ownership and title aren’t always as simple as whose name appears on a recorded deed. Divorce judgments, marital interest, prior ownership, and lender or title company requirements can all trigger questions years later — usually during a refinance or sale.
